Bookings Policies

Terms & Conditions

‘Principle guest’ refers to the person named on the website booking form.
‘Group’ refers to the persons accompanying the principle guest as described in the booking.
‘Guests’ refers to the principle guest and their accompanying group.
‘Owner’ refers to the owner of the property.
‘Stay’ refers to the duration of the booking, from the arrival date to the departure date inclusive.
‘Booking’ refers to the contract between the owner and the principle guest.
‘Property’ refers to Midthatch Cottage and its grounds.

  1. Only the principle guest and their group may occupy the property for the dates agreed. Subletting in any form is not permitted.
  2. The principle guest is responsible for taking care of the property in accordance with these terms & conditions during the stay.
  3. The principle guest is responsible for ensuring that the group behaves in accordance with our Terms & Conditions during the stay.
  4. In placing the booking, the principle guest agrees to all terms & conditions, including the Cancellations Policy and the Rules & Regulations below.
  5. Guests must arrive at the property after 4pm on the arrival date and must depart the property before 10am on the departure day.
  6. Each booking will require a refundable security deposit.
  7. There is a maximum of five guests per booking. Please be aware that one of the beds is an attached single bunk above a double bed.
  8. A maximum of two dogs are allowed at the owner’s discretion.

 

Cancellations Policy

  1. Guests wishing to cancel or amend their booking must notify the owner by email here.
  2. Cancellations requested 14 days or more in advance of the stay arrival date are entitled to a full refund, minus any service or booking fees.
  3. Cancellations requested less than 14 days in advance of the stay arrival date are not entitled to a refund.
  4. Cancellations requested at any time prior to the stay due to a guest contracting Covid 19 will be entitled to a full refund, upon providing proof.

 

Rules & Regulations

  1. No smoking is allowed in the property.
  2. No naked flames and/or barbeques are allowed in the property or the outside areas.
  3. Woodburner doors must be kept closed while fire is in use.
  4. No parties or events are allowed in the property.
  5. Dogs are allowed at the owner’s discretion. You may be asked to provide details of the breed(s) before booking.
  6. Guests must ensure that the property grounds are clear of dog waste before departure.
  7. Cars must be parked in the allocated parking area.
  8. The property must be left in a clean and tidy condition, inside and out.
  9. All breakages must be reported to the owner immediately.

 

Payments

  1. On confirmation of the booking, payment will be required in full.
  2. Payment can be made via PayPal (no account required) or by invoice.
  3. The payment includes the total cost, including the service charge and any extra guests.
  4. After the first 2 guests, extra guests will be charged per person per night (please see Bookings page for current pricing).
  5. The payment does not include a security deposit, which will be requested separately (please see Bookings page for current pricing).
  6. The security deposit will be refunded once the local manager clears the property after departure.
  7. In the event of damage to the property and or furnishings, or loss of an appliance, furnishing or fitting, the security deposit may be withheld.
  8. The security deposit may also be withheld should the property require excessive cleaning.
